Q. How long does it take to get my rebate?

A. Usually between 4 to 8 weeks. The time depends on the apartment community, some pay sooner than later. You will get your check from us just after we get paid from the community.

Q. How soon should I start looking?

A. You can always browse our online database at anytime, but you should really start to get serious about 4-6 weeks from when you want to move. Most apartments ask for a 30-day notice from their residents, so they really won't know what they have available until they get within thirty days of your move-in date. Most leases are set to expire at the end of the month so you need to be ready the first week of the month that you plan to move. Some apartments are starting to ask for a 60-day notice from their tenants, but the majority are still on the 30-day notice. If you happen to need assistance quickly then we can help you too. Q. What do I need to qualify for an apartment?

A. There are three major factors that go into qualifying for an apartment. These three factors may be used in different combinations and with different emphasis on each factor. The first one is your job. The apartment communities want to see that you have had your job for at least a year and that you make enough. When they look at how much you make, they typically like to see that you make 3 or 4 time the monthly rent before taxes are taken out. When considering this, you can use the income from all occupants that are staying in the apartment. The next major factor for qualifying is rental history. Most apartment communities like to see 2 good years of rental history. Then the last major qualifying factor is credit history. This is the one factor in which each complex will vary quite a bit. Just ask us about this, and we will be able to help. Another factor that is looked at is criminal history. So be sure to let us know if you need help finding an apartment that will work with your situation.

Q. What kinds of lease terms are available?

A. Most places offer 12-month and 6-month leases. Typically, you will get the best price for the 12-month lease. The difference between the rent on a 12-month and a 6-month isn't usually much, and sometimes it is the same. It just depends on the community. The shorter the lease term then the higher the rent will be in most cases. We can find leases for 3 months, but be prepared for the price tag that comes with it. Most apartments really charge a lot for 3 month leases.

Q. Can you find furnished apartments?

A. We can find anything. Even though there aren't too many furnished apartments in Austin, we have found a solution for that.
